Crawl space and slab radon mitigation

Not every home has a simple full basement. Crawl spaces, slabs and additions each need their own approach.

Many Corridor homes have more than one kind of foundation: a basement under the original house, a crawl space under an addition, or a slab under a garage or family room. Radon can enter through any of them, so a system may need to treat each area.

How is radon fixed in a crawl space?

The usual method is sub-membrane depressurization. A heavy plastic membrane is laid over the dirt floor and sealed at the seams and walls, and a pipe and fan pull radon from beneath it and vent it above the roof. It works on the same principle as a sub-slab system.

What about slab-on-grade homes?

Homes and additions built on a slab with no basement can use the same suction approach through the slab, with the pipe often routed through a closet or garage. Some homes need suction points in more than one slab section.

Mixed foundations

  • Basement plus crawl space: often a sub-slab suction point tied together with a crawl space membrane.
  • Basement plus slab addition: may need a second suction point if air doesn't move between the two.
  • Additions with their own footing: often treated as separate zones.

Other benefits of sealing a crawl space

A sealed membrane also helps keep ground moisture out of the crawl space. Talk to the contractor about how the membrane will be protected if you use the crawl space for storage or need access to plumbing.

Common questions

Can I just vent my crawl space to lower radon?

Opening vents can sometimes lower radon a little, but results are unreliable, and in Iowa winters it can freeze pipes. Sub-membrane depressurization is the standard fix.

Does a slab house have radon too?

It can. Any home in contact with the ground can have radon. Test every home, whatever the foundation.
