Radon for home buyers and sellers

Radon often comes up during a home inspection. Here's how to handle it on a deadline.

Because so many Iowa homes test high, radon is a routine part of buying and selling a house in Cedar Rapids and Iowa City. Buyers commonly test during the inspection period, and a high result often leads to a request that the seller install a mitigation system before closing.

For buyers

  • Add a radon test to your home inspection. Ask your inspector or agent how it will be done and who will do it.
  • If the home already has a system, ask for the installer's paperwork and the most recent test, and check that the fan is running and the manometer shows suction.
  • If the result is high, you can ask the seller to install a system, request a credit, or plan to install one yourself after closing.

For sellers

  • Testing before listing avoids surprises during the inspection period.
  • If you install a system, keep the paperwork, including the installer's Iowa credential and the post-mitigation test.
  • A working system with a documented low test can make the inspection go smoothly.

Testing during a sale

Real estate tests are usually short-term tests with a continuous monitor, done under closed-house conditions. Leaving windows open or moving the device can skew results, and many monitors detect tampering. Keep the house closed up during the test.

Tight timelines

Inspection periods are short. Tell the radon company your closing date when you call so they can schedule testing and, if needed, installation and a follow-up test before closing.

Prices come from the radon company after they've looked at your home. We don't quote prices ourselves, and a phone estimate is only a starting point.

Common questions

Who pays for radon mitigation in a home sale?

It's negotiable. Sellers often install a system or give a credit when a buyer's test comes back high. Your agent can advise you.

Can a system be installed before closing?

Often, yes, if you call early. Tell the company your closing date so they can schedule installation and follow-up testing.
